The article reveals the features of Boryspil formation and development. The current state of the economy of the capital’s satellite town is characterized . The social and trade institutions are mentioned. The dynamics of population of the city is analysed and it is found out that the population of the city for the period 2002 – 2014 has increased by 3.5%. In order to study the city in terms of transformation processes of urban space a test area in the central region of Boryspil has been allocated. The study was conducted using historical, expert assessments mapping (GIS) methods. The study has defined the function objects within the test areas of research, including: residential, public service, business, public service, administrative, infrastructure, recreation, sacral function. The study results are reflected in map schemes. These objects of function test areas of research are characterized. A rapid growth of housing construction as multi-storyed and cottage types are typical for Boryspil. This situation is typical for all capital satellite cities. The transformation points, such as the  central street «Kyivskyi Shliah» are defined here. The street is characterized by  uncontrolled concentration of retail and services. One of the  striking example of the transformation process is the first floors of residential buildings commercialization. In the city there are processes of denitrification, which manifest themselves in the replacement housing functions  by business services. The industrial function is replaced by public service due to intensive development of services and trade institutions. The degree of modernization of urban space within the test site is defined, the results of which are reflected in maps schemes. The modernization facilities level  within the test area varies depending on the proximity to the main roads (the closer to the roads, the higher the level of modernization). In the future these processes will continue to strengthen its position within the capital’s suburbs as they are intensified by globalization processes that are taking place in the big city.
