GIS-analysis and GIS-design aspects during differential city rent determination on local level (value of Km3 factor) in small settlements considered. It is expounded the algorithm of differentiation of territory valuation units. Mentioned algorithm takes into account local distinctive features of land parcels – segregation of monitory valuation blocks. GIS-design application is pointed – mapping algebra method while differential city rent of settlements is determined on inner-city level. Topological overlay operation based on vector models was used for implementation mentioned above. Apportion of monetary assessment quarter further differentiates area of small settlement and reasonably creates the possibility of using local fixed value factor within it.
